Roof Replacement Contractors: Which One Is Right for You?

Replacing your current roof is an important project. It needs to get done right – the first time. Likely, you may not have experience searching for roofer services, given the durability of modern roofing materials. The best practice for any home improvement project is to speak with at least three potential providers before choosing a contractor. Below are good questions to ask when interviewing roof replacement contractors.

1. Is the business insured, licensed and located in my area?

Ask for each company’s full name and physical location. A company using a P.O. box address may not be well-established. Search for the name and address to look for any unresolved complaints with the Better Business Bureau. It’s always a good idea to search for reviews of companies online.

Check the companies’ insurance and licensing information. Floridians can verify a license number online through the Florida Department of Business and Professional Regulation. The listing will show if the roofing replacement contractors’ licenses are valid. Check that each contractor carries worker’s compensation and liability insurance. Otherwise, as the homeowner, you could be liable for an accident at your home.

2. Who will actually be working on my roof?

Large roofing companies may use only their employees. Smaller roofing replacement contractors may hire subcontractors or do the work themselves. A company with a larger team of workers may be able to complete your job faster. If subcontractors are involved, ask for their names and license information so you can verify it.

3. What warranties apply to my roof replacement contractor’s project, and how long have you been in business?

You don’t want any surprises at the end of a project. Typically a manufacturer’s warranty covers the roofing materials themselves. Ask about this type of warranty and any warranty on labor the roof replacement contractors may offer. A quality roofing company should have experience in the trade and want you to be delighted with your project.

4. What is the estimating process?

Pricing is often a key factor when replacing a roof. Roofing replacement contractors should give you a free estimate in writing, detailing everything that needs to happen. It should include the costs of labor and materials. Compare these estimates, and remember that the least costly project is not always better; the lowest-priced contractor may not be as experienced, and sometimes estimates don’t include everything the other estimates cover. 

You should also receive a timeline for the project with the estimate. The contractor that closely aligns with your timing could be a deciding factor. Ask each contractor how they address weather, material or other challenges or delays.

5. What steps does the contractor take during and after the roof replacement project to protect my home?

Ask how the contractor protects your lawn or landscaping during construction. How are old roofing materials and other refuse removed from your home? Will they bring a dumpster to your site? Will they check that they haven’t left nails and other debris behind?

6. How will I pay the company?

Will you need to finance your project? Ask each contractor if that’s something they offer. If not,  what forms of payment do they accept?
