Metal Roofing Prices: Labor, Materials, and More

Across Florida, interest in metal roofing has only gone up in recent years. And it’s not hard to figure out why—with industry-leading durability and longevity, as well as versatile aesthetics, metal roofing has a lot to offer. But that doesn’t mean that homeowners don’t have questions about it. And of all the questions that homeowners have, the most pressing ones are those about metal roofing prices.

We’re John Hogan Roofing, and we’re proud to be your local experts on all things metal roofing. With 25 years of experience installing metal roofs, we can walk you through the ins and outs of metal roofing prices. But before we can discuss the specifics of metal roofing pricing, let’s talk about the factors that impact the final cost of your new metal roof.

Metal Roofing Prices: How Are They Calculated?

Metal Roofing Prices: How Are They Calculated

When roofing contractors are tallying up the cost of your metal roof, they’re looking at many different factors. Obviously the type of metal roof you’ve chosen will matter, but there are additional considerations that have a lot to do with the unique features of your roof.

Let’s talk about the factors in metal roofing pricing so that you can get a better idea of what you can expect to pay for a new metal roof in Florida.

Roof Size and Layout

As you might expect, the larger your roof is, the more it will cost to install a new metal roof. This is because roofing contractors typically order roofing materials by the square foot for each individual project, so larger roofs will create larger bills. Additionally, larger roofs take more time to install, which will increase labor costs.

But the size of your roof isn’t the only factor at play. If your roof has multiple stories, this will also increase the total metal roofing prices for your project. The roofing contractors will have to move back and forth between different parts of your roof, which requires additional time and equipment.

This is also true if your roof is difficult to access. For example, if your roofers can’t easily get to your roof because of thick hedges around your home, this can increase the total bill because it will take more time and effort to access your roof for the replacement.

Labor Costs for Metal Roofing

Labor costs are perhaps the most difficult part of metal roofing pricing to estimate. This is because labor costs are influenced by outside factors (such as those explained above), but also because labor costs ultimately have a lot to do with the roofers that you choose. And when it comes to paying contractors to install your new metal roof, cheaper is not always better.

In Florida, we often see small, lesser-known roofing companies with lower labor costs. This isn’t because they’re more committed to offering fair rates, but because their overhead costs are lower. They’re a smaller company, so they may not have enough jobs that they need to hire office staff to manage them or pay for multiple vehicles to transport materials and contractors.

And while all of this translates to lower total labor costs, that doesn’t mean that going with less established roofers is a good way to save money. Unlike shingles, metal roofs require a lot of experience to install correctly. And you’ll be paying for any issues with your metal roof installation for years to come in occasional repairs and, in all likelihood, an early roof replacement. For these reasons, we don’t recommend trying to lower labor costs by choosing less experienced roofers.

Roof Design and Shape

We established earlier that your roof’s size and accessibility can have a big impact on metal roofing prices. But there are additional features of your roof that could end up raising the cost of your metal roof.

One of these features is the number of crests and troughs on your roof. These are structural weak points that require additional time and effort to properly secure against Florida’s harsh storms. This is because your chosen metal roofing material will have to be carefully shaped to fit the exact contours of your roof.

Additionally, unique features like chimneys, attic ventilation, and skylights can all increase metal roofing prices. These also require more time and effort to work around, so they’ll likely increase the total cost of your project.

Metal Roofing Material Prices

All of the above factors will impact the total cost of your metal roofing installation. But without a doubt, the type of metal roofing material you choose will have the biggest impact on cost. Let’s look at the most popular metal roofing materials and what you can expect to pay for each:

  • 5V Metal Roofs: Known for its exposed fasteners, 5V metal roofing is one of the most affordable metal roofing materials. Also called crimp roofing due to its up-and-down (or V) pattern, this roofing material was popular for decades as a commercial roofing material. And it still is, but some homeowners who like a more industrial aesthetic have also started using it as a residential material with great success. Average 5V metal roofing prices are around six dollars per square foot.
  • Standing Seam Metal Roofs: Unlike 5v, standing seam metal roofs have hidden fasteners. These create a smooth exterior that is more suited to traditional residential roofing aesthetics. However, standing seam is one of the most expensive types of metal roofing at between nine and 20 dollars per square foot.
  • Stone-coated Metal Roofs: If you want the strength and durability of metal but with a classic aesthetic, stone-coated metal roofing could be perfect for you. Covered in stone and granules to mimic the appearance of shingles or tiles, stone-coated metal roofs give the best of both worlds. Prices range from about five to 11 dollars per square foot.

As you can see, there’s plenty of variety when it comes to metal roofing prices. So what’s the average metal roofing cost in Florida? Well, metal roofing prices range from anywhere around $6,000 to $40,000 or more. But if you want to get a more specific number than that, then there’s only one thing you need to do.
